the East
Garrison Project – Fort Ord Re-Use
Fort Ord encompasses
approximately 27,964 acres in northern Monterey County. Since
the downsizing and realignment of Fort Ord in 1991, land use
planning has focused on the redevelopment of Fort Ord with
a mixture of educational, residential, office, light industrial,
commercial, and recreational land uses. The guiding document,
the Fort Ord Reuse Plan (Reuse Plan) outlines the ultimate
buildout scenario for the reuse of the former Fort Ord Military
Reservation over the next forty to sixty years. Consistent
with the Reuse Plan, the proposed project is the redevelopment
of 244 acres confined within Track Zero of the East Garrison
site, which is located along the eastern boundary of the Fort
Ord Military Reservation.
Presently,
the East Garrison project site is comprised of buildings used
for storage purposes. Project implementation will result in
a three-phased mixed-use development, which will be designed
to be pedestrian oriented. Specifically, the East Garrison
project will result in the development of approximately 1,400
homes (with a minimum of 20 percent of units restricted within
each phase for affordable housing), a commercial town center,
including a public transit facility, 46-acres of open space,
of which 23 acres will be improved parks, landscaped paseos,
and trails, a historic district, and public facilities (fire
station, law enforcement facility, transit facility, community
center/library facility, post office facility, and historic
district interpretive program). Additional development includes
studio space to Arts Habitat or another arts organization
for use as a work and exhibition space and compliance with
the Habitat Management Plan established to obviate the need
for the review of individual projects within the Reuse Plan
Area by the U.S. Fish and Wildlife Service and the California
Department of Fish and Game.
