Brandman Associates is preparing an EIR for three separate
but interrelated mixed use development sites in downtown Santa
Rosa. The sites: Rises, White House, and Ledson are currently
developed with a post office and a three story parking structure.
Project implementation will result in the development of office,
retail, residential, and parking land uses allocated throughout
the three project sites. In all, 129 residential units, 734
parking spaces, 184,300 square feet of office space, 20,000
square feet of retail, and 50,000 square feet of either retail
or office uses is proposed. Project design will integrate
existing historic structures on one of the three development
sites. Development will result in multi-story structures,
up to 10 stories (120 feet). Important environmental issues
that are being addressed in the EIR include solar shading,
aesthetics, and cumulative impacts. Other topics addressed
in the EIR are: air quality; cultural resources; geology and
soils; hazards; hydrology and water quality; land use and
planning; noise; public services and utilities; and traffic
and circulation.
